Outer Banks Long Term Rental Management
When your home is listed with OBX Housing for long term rental management, the Landlord is asked if they have any warranties or contracts for maintenance at their long term rental home. Some homes have a service contract for the heating and air system that provide both a spring and fall check of the system. We also have some homes that have Home Warranties so the Landlord must be called for all service requests and the Landlord must submit the claim for service.
OBX Housing Work Order Procedure
Typically a Landlord will give us limit as to the amount of service we are permitted to request on their behalf (example $300) without prior consent of the Landlord. Through the miracles of modern life, we are now able to email Work Orders to our Vendors and this means Owners can receive a copy of them as well. This is a great feature so that you will always know in advance if maintenance is being performed at your Outer Banks long term rental home instead of just getting the shock when the monthly owner statement comes.
All Vendors who we subcontract with on your behalf all have both Workman’s Comp and General Liability and OBX Housing is responsible for keeping up with these insurance certificates. The Vendors are providing your contact information also on the Work Order in case the repair is in excess of the scheduled limit they would need to call you or OBX Housing for authorization.
OBX Housing does not charge any additional fee for coordinating maintenance and repairs for our clients. Whatever the Vendor charges is what you are charged, there is no mark up.

Anymore we are finding that it is cheaper to replace appliances (depending on their age) than to repair them. A typical service charge for an appliance vendor is $125 just to show up plus parts. The average cost of a new Dishwasher is $400-$500. Just to purchase new racks for your Dishwasher (due to age and rust) could be $175-$200. It is definitely something to consider when you see items on sale. Many times Lowes and Home Depot will offer free installation when you purchase 2 or more appliances. You can also purchase extended warranties through them as well.
