We only lease properties for a minimum of 12 months. OBX Housing offers the following services to all Home Owners:
• Our Housing Vacancies are filled quickly. We have a waiting list of over 100 potential Tenants who are qualified, ready, willing and able to move in quickly! Our average turnover time is 1 to 3 days! We also use various marketing sources both online and locally to obtain qualified Prospective renters. OBX Housing requires a Rental Applications on each prospective Tenant who is interested in leasing a home that includes a complete credit and criminal background check, employment, and previous Landlord verifications. Once these are obtained, all applicants are presented to you and we help you make the best decision for your long term rental property.
• We require your renter to sign a 12-month lease. Periodic inspections are performed of your home as well as an Annual Inspection and recommendation on lease renewal and rates for a new 12-month lease. Inspection reports and photos are provided to Owners through their Owner portal on our website so you receive this information promptly and it is detailed.
• OBX Housing permits our Tenants to pay rent online which means funds are deposited into your bank account faster.
• Your renters are responsible for all utilities. We also require all of our tenants to obtain Renters Insurance. If an insurance verification certificate is not sent to us within 30 days of renting OBX Housing has the right to obtain this insurance on their behalf and the cost is passed on to the Tenant. This means the Owner is always covered.
• OBX Housing collects rent and disburses your rental proceeds each and every month by the 10th day of the month. WE DO NOT HOLD BACK A MONTH OF PROCEEDS AS MANY OUTER BANKS FIRMS DO. Funds can be directly deposited to your account at no additional cost to you.
• OBX Housing is happy to call you for all maintenance needs at your home if you want or we can help coordinate services for you with no additional fee. All vendors who we contract with are fully insured.
