The Importance of Communicating with Outer Banks Housing Clients
Many of our Long Term property Owners have requested that they be contacted for all maintenance needs at their OBX rental home. We have no problem doing that, as a matter of fact, we CC our Owner’s on all maintenance requests made at the properties we manage by your Tenants. The problem we have is that when a staff member from OBX Housing calls an Owner to discuss a problem, 9 times out of 10 the Owner gets upset about the problem and takes it out on our staff member. That is why the heading of this blog is “Please don’t shoot the messenger!!!”
OBX Housing: Doing the Best for our Clients
The last thing that anyone in any business wants is to get yelled at. We know our calls may or may not upset you but believe me when I say, we certainly do not want you to be upset. We want you as an Owner and Landlord to be an active participant in our business transaction, and make educated decisions regarding maintenance and repairs with the information we provide you about the problem. We will do our best to give you any and all facts that we have procured from your Tenant and even photos if provided. We need your help in solving the problem at hand and certainly don’t want our staff to be afraid to call you because you may yell at them.

This is just one of the reasons that we have begun texting and emailing Owners as opposed to calling for maintenance. By following this protocol all messages are documented as well. We also then have the ability to calendar reminders for our staff to make sure emails or texts are responded to in a timely fashion. The only time we will call is if the need is urgent or if the Landlord does not respond to email or text messages within 24-48 hours depending on the need.
For those of you who get a call from a member of the OBX Housing staff, please just take a breath and listen before you start yelling. We are here to help you and to be the middle man between you and your Tenant. We are trying to keep everyone happy so please keep that in mind.
