Outer Banks Long Term Rental Home Indoor and Outdoor Home Maintenance and Repair Checklist
Indoor:
-Clean out Plumbing drains by pouring one cup of baking soda in and around each sink drain, then follow with a half cup of white vinegar. After about 30 minutes, follow up with a cup or two of boiling water.
-Check windows and doors looking for seal cracks and gaps that could use caulk or weather stripping.
-Vacuum the vents and coils of your refrigerator. Check the drain pan for excessive water to be sure that your condensate line and/or drain is not clogged.
-Exhaust fans which are in the kitchen and bathroom should be cleaned. Make sure the power is off before cleaning, vacuum excessive dust and wipe the cover and fan with a clean damp cloth.
-Hot Water Heater typically has a lifespan of 10 to 15 years. Check for rust or visible water/moisture. Listen for rumbling, loud cracks and pops. Determine if water is warm but not hot.
-Disconnect the vent pipe for the clothes dryer and vacuum lint out of the pipe and vent outlet. Wipe lint off the exterior dryer vent to enable the flap to easily open and close.
-Check grouting and caulk in sinks and tubs. Discoloration could be hiding damage or mold.
-Inspect drain hoses for your clothes washer, dishwasher and icemaker. If there are cracks or drips, replace the hose with a new braided hose.
-Attic inspection should be done during cooler months. Check to be sure ceiling joists are not visible due to insulation settling. Sufficient insulation will help keep the heat in during the winter months and the AC in during the summer months.
-Smoke detectors should be replaced every 10 years. They should be tested monthly. New detectors available have 10-year lithium batteries which is great.
-Fire extinguisher should be easily accessible and check gauge for pressure.
Outdoor:
Inspect roof for missing, loose or damaged shingles. Also, examine areas around plumbing pipe vents and collars to see if they need to be sealed. The sun on the OBX bakes the sealant and this is mainly where we see leaks.
-Siding and trim could need to be repaired, painted or pressure washed. Many times, we see that weed eating too close to the house can put small holes or scuff up the white trim and it needs to be replaced to keep the seal to avoid bugs from coming inside the home and behind the siding.
-Gutter needs to be maintained and cleaned out each year, many times they also need to be caulked to avoid leaks and drips.
-Yard and landscaping should be cut back not only for curb appeal but also to help keep bugs, snakes, and rodents from coming in and around the house.
