What are the office hours?
Our business hours are Monday through Friday from 9am to 5pm. Our office is open Monday through Friday from 9 AM to 5 PM.
How do I report maintenance?
You can report maintenance via your tenant portal through our website at www.outerbankshousing.com. You can also call or come into our office and complete a maintenance request. We would prefer all maintenance requests to be in writing unless it’s an emergency.
What do I do if I have an emergency maintenance request?
You can call our office and leave a message and one of our staff will return your call as soon as possible.
What do I do if I get locked out?
If you get locked out of your property we recommend you contact a local locksmith, Pop A Lock 252-261-7670.
Where do I pay my rent?
You can pay your rent through you Tenant Portal by Echeck or Credit/Debt card or you can mail a check to PO Box 1860, Kitty Hawk, NC. Rent payments can also be mailed our office or for After Hours payments we have a Rent Drop Box at our location. Rent paid after the 6th of the month will have a late fee of 5% of the rent + tax of the rental payment added. Tenant may pay rent with personal check or credit card if received by Agent by the 6th day of the month. Thereafter, Agent will only accept cash or certified funds. Agent reserves the right to process all rent payments received electronically.
Are my utilities included in my rent?
Most of our leases do not include utilities. Upon taking possession of a home through OBX Housing, you will be given instructions on how to have the Electric Service transferred into your name through Dominion NC Power and they can be reached at 888-366-4357. Water bills will remain in the owner’s name but the bills will be emailed or mailed to you and can be paid at the local water department listed on the bill. Cable, phone and WIFI are all elective utilities that tenant may or may not connect.The installation of Satellite TV dishes require Agent’s prior approval before installation. Your satellite provider will need written authorization before they can install your service.
How much is charged for the Security Deposit and how long does it take for it to be refunded after my tenancy ends?
Security Deposits are typically equal to 1 month rent but in some situations it can be more, ultimately it’s the decision of the Home Owner after reviewing your Rental Credit Application. Security Deposits must be refunded to you by first class mail within 30 days after the end of your tenancy pursuant to the North Carolina Tenant Security Deposit Act. NC Tenant Security Deposit Act
What type of pets are accepted?
This is dependent on the home owners insurance company. Most of our homes accept dogs only with the exception of Pit Bull, Doberman, Rottweiler, German Shepherd, Akita, Chow, Presa Canario, Wolf, American Bulldog, Beauceron, Caucasian Mountain Dog, Great Dane, Keeshond, Stafford Terrier, or any other dog having a previous display of vicious propensity. In all cases the home owner has the final say on any pet being accepted.
If I am permitted to have dog(s) in an OBX Housing home, is there additional fee or deposit?
All Pet Friendly homes require a Non Refundable Pet Fee. In all cases the home owner has the final say on any pet fees charged.
Do I need to get prior approval or written permission to get a dog once I’ve signed a lease and moved into an OBX Housing home?
Yes, you do. OBX Housing will need to know what breed, the weight and age in order to submit that request to the home owner for their consideration.
