Consider replacing the following items for your new Outer Banks Tenant
What can a Landlord expect to change out between tenants? By NC law you must change out your smoke detectors (if you have not done so already) with a 10 year lithium battery smoke detector. If you have already done so, you must have the detector checked to be sure it is working and the battery has plenty of life. During recent storms the power was out for days at many locations and when the power was restored it surged and could have damaged this equipment.
Another item is toilet seats. These should be changed out between tenants as they get stained and worn from cleaning.
Also consider updating your lighting fixtures and ceiling fans. We recommend using ceiling fans with light kits that have LED fixtures and not globes. These glass globes are impossible to replace if one gets broken and they can rattle off and break during use. Many electricians recommend remote control units and not pull chains as they get used and the chains eventually break. Outside light fixtures also taking a beating by the weather extreme and the sun. These should be replaced as well and are fairly inexpensive.
HVAC wall grates should be examined and if rusty paint or consider replacing. I have been in some homes recently that had plastic floor vents that break very easily and also some metal grates that get bent by floor traffic and/or housekeeping.
Pressure washing is a must especially for homes in wooded areas. The “midges” have been horrible here since the end of the summer and got even worse during the past 2 storms, especially after Matthew because we have so much standing water. These bugs cling to anything outside and are especially attracted to light.
Check your staircases, railings and banisters and tighten if loose, both inside and outside.
Security is another item to check to be sure all locks are working on all windows and doors especially sliding glass doors. Consider adding a buddy bar or security bar to sliding doors because they are easy to pop open.
