When your Tenant gives OBX Housing their 60 day notice to vacate, we immediately begin marketing for a new Occupant. Because of the shortage of homes to rent on the Outer Banks for Long Term Rental, it takes a very short amount of time to secure a new Tenant. We begin holding showings at the property with one of our Brokers and the applications start rolling in!
Your OBX Property will be taken care of
Your current Tenant is given a list of items that they must do prior to vacating such as changing filters, cutting grass, carpet cleaning, etc. We will make an appointment to perform a Pre Move Out Inspection 2 to 3 weeks prior to their ending date. At this time we will tell the outgoing Tenant what needs to be done at the home and also offer our assistance in coordinating any of these services. At this time we can also get a look around and advise the Owner of anything we see that may be done during turnover such as painting, grass cutting, etc.
Here’s a list of items we recommend all Owners consider upgrading or repairing during tenant change out:
- Update ceiling fans and/or light fixtures. Consider purchasing ceiling fans with LED lights and a remote. Many older homes only have 1 switch and pull chains break so a remote control is a much better choice in the long run.
- Update over head lights to modern type fixture. Many of these fixtures now are LED and come with bulbs that can last for 10 to 20 years! Same with outside light fixtures (such as flood lights or entry lights.)
- Change out outlet covers and light switch plates.
- Change out toilet seats.
- Change out stove top range hoods if old and worn.
- Change out burner pans on stoves. We really recommend solid surface cook tops as they are much easier to keep clean and modernize your kitchen.
- Interior Painting. Depending on the age of your unit you should consider this. NC law says nicks and stains are normal wear and tear, not nail holes. We recommend a tenant use spackle with primer when filling holes.
- If HVAC returns and grates are old and rusty, change them out. This is an inexpensive fix.
