Finding a new Tenant for your OBX long term rental home doesn’t have to be difficult, after all….there are so many people out there looking! OBX Housing is hired as Agent for the Landlord to screen and qualify a Prospective Tenant before they ever even look at your home.
At OBX Housing we discuss a person’s housing needs as well as employment and longevity before we ever even show them a home. We classify this as “pre” qualified. Once we show them the home and check them out in person; we also take a peek at their vehicle to see if it’s kept and clean-this is another method we use because in our opinion, if a person keeps a messy car chances are they keep a messy house too!
Once your home is shown to Pre-qualified, Prospective Tenants they can then have the opportunity to complete an online application through our website at www.liveintheobx.com Once the application is submitted, we then have a credit, criminal and background check run and are provided a credit score and credit report. We also contact their current employer and Landlord to obtain written verifications of employment and verify that they pay their rent on time and are in good standing. Once this is done for all applicants, OBX Housing will call the Landlord to discuss all applications and give the Landlord the final decision on picking a new Tenant.
There is no fee to the Landlord for this service. The prospective tenant pays the application fee and OBX Housing provides this service to all Landlords under our Property Management Agreement.
