What does OBX Housing and your Outer Banks Landlord look for when it comes time to renew your lease?
• Has rent been paid on time throughout the rental term? If not, how many times has Tenant been late?
• Has OBX Housing received any complaints from neighbors about noise or yard been unkept?
• Are there excessive cars at the property and/or vehicles with no tags or leaking oil on the driveway?
• Verify occupants to make sure no unpermitted occupants reside there.
• Verify pets or no pets to make sure that no unpermitted pet is living at the home.
• Is there trash and debris around the outside of the house or on decks and porches?
• Are Tenants personal belongings neat and orderly or strewn and unkempt?
• Are appliances in the kitchen being kept clean?
• Are plumbing fixtures throughout the house being kept clean?
• Has HVAC return filter been changed and is it clean?
• Are weeds growing up into the outside HVAC unit?
• Is grass and shrubs being cut and trimmed?
• Are there holes in doors or walls?
• Are their leaks in ceiling or siding?
• Are floods being kept clean or is carpet showing wear from not being vacuumed?
• Is area around water heater dry?
• Is condensate line dripping (if Air conditioning is being used)
• Are window screens torn or in bad shape?
• Do decks and steps need pressure washed?
• Does exterior siding need pressure washed?
• Do trees need to be trimmed back; are they scrapping house or roof?
• Ask tenant if plumbing is draining well into septic or have they experienced backups?
• Are outside light fixtures working or rusted?
• Are doorknobs operable or need lubricated and/or replaced?
• Is panel box accessible? Make sure Tenant does not have it blocked.
• Is HVAC return blocked or accessible?
• Document any outdated or broken fixtures to recommend to Owner to replace.
These are just a few of the items we look for when reporting back to the Landlord about the condition of their home at annual Inspection.
