Not only do we collect rent and coordinate maintenance and repairs on the Landlord’s behalf, we also offer bill pay service. This service is available at no cost and can help the Landlord keep us with expense items at the end of the year for tax purposes. This is because OBX Housing furnishes all of our Landlords with an extensive Profit and Loss Statement with their 1099 which breaks down what they have paid throughout the year for brokerage fees, maintenance, and repairs, Home Owner’s Association dues (if applicable), property taxes, insurance, assessments, mortgage payments, etc.
This information can be provided to the Landlord or their Accountant by first class mail, fax or email and can also be published to the Owner Portal which is an online feature that all clients of OBX Housing has access to 24 hours a day, 7 days per week. In the Owner Portal, the Landlord will also find copies of their monthly Owner Statements and rental income disbursements along with copies of their Property Management Agreement and all Tenant documents such as the Residential Rental Contract (Lease) and/or any Renewals of this Agreement as well as the Move In Inspection Form. Landlords may also view detailed Inspections of their home along with pictures and documentation regarding recommended maintenance and other items.
